Has that “teaser rate” on your short term ARM moved up dramatically?  Some short term ARM rates could have easily doubled.  Long term fixed rate mortgages are still near record lows.  If a big increase in payment is a problem we now have the new 30 year fixed interest only.  This is a 30 year loan with a 10 year interest only period.  After this interest only period, the remaining balance of the loan will be amortized over the last 20 years of the loan.  The starting interest rate is fixed for the entire 30 years.  The interest rate on these loans is almost the same as a standard 30 year fixed.  During the 10 year interest only period, you may make additional large or small principle only payments which will result in a smaller minimum payment the following month.
